- Council's permission to build what you are proposing. It looks at where the building sits, how tall it is, and how it affects your neighbours and the street, judged against the local planning scheme. If your land carries an overlay for heritage, bushfire or flood, that authority gets a say before council decides. You cannot start until it comes through, and its conditions go into the drawings.
- A second approval, from someone else. A registered building surveyor, not the council, checks the drawings against the National Construction Code. Planning asked whether you could build it. This asks whether it is built properly: structure, fire, energy, access, drainage. No work can start on site without it, and it sets the inspections the surveyor makes along the way.
- The building surveyor's sign-off that the finished house is safe to live in. It comes at the end of the build, once the inspections are done and the final certificates for energy, plumbing, glazing, waterproofing and termites are in. This is what lets you move in, and it is the document your lender and insurer will ask for.

The first meeting and the fee proposal are free. Nothing happens without your sign-off.
