Can I engage you for just one stage?

Yes. Some clients need a concept design to test feasibility before committing further. Others want help documenting a design they've already developed. We scope and quote each stage independently, so you can engage for exactly what you need.

Do I need a planning permit?

Most extensions, new homes, and multi-dwelling projects in Victoria require one. Some smaller works may qualify for a faster VicSmart pathway or be exempt entirely. We assess this early and handle the application process, including any pre-application meetings with council.

What happens if the budget changes mid-project?

We build three independent cost checks into every project โ€” at concept design, before planning submission, and before tender. If the numbers shift, we adjust the design before it becomes expensive to change. No surprises at tender.

Do you help choose and manage the builder?

We run a competitive tender process, evaluate submissions against scope and price, and check each builder's financial standing and insurance. During construction, we conduct regular site visits, review progress claims, and assess any variations on your behalf.
